In order to present a consistent decision masking criteria when considering planning applications, Ripley Parish Council has produced a Common Planning Viewpoint.
The Parish Council will adhere to this Planning Viewpoint whenever it considers planning applications. For the information of those involved in or considering planning applications the Viewpoint is laid out below.
Common Ripley Parish Viewpoint / Policy as at 31st March 2008
- The Ripley Parish Council common viewpoint will take into account Guildford Borough Council and National policies but emphasise the local view supported by information from the Ripley Village Plan.
- The Ripley Parish Council common viewpoint will be applied consistently to all planning applications in the Parish.
- Ripley Parish Council Planning Group members will visit all properties prior to consideration of their planning application.
- A member of Ripley Parish Council may attend Planning Committee meetings or Appeal hearings to give the Ripley Parish Council viewpoint.
Planning Viewpoints
1. Seek to preserve and promote accommodation for all ages that wish to remain in Ripley (National Guidelines PPS 3)
- Discourage extension of small dwellings to large (GBC policy H9)
- Encourage affordable housing and other policies that support sustainable communities (Local and regional policies PPS 1)
2. Promote decisions that encourage amenities and services within the village thus reducing the need for travel (National policy PPG 13 PPS1)
- Support and encourage those businesses which employ villagers (PPS 1)
- Maintain A1 shops in the High Street (PPS 9)
3. Promote the Historic Environment
- Protect old buildings with historical and/or architectural significance to Ripley, listed or not (Conservation Area)
- Maintain traditional layout of village (Conservation Area)
- Encourage shop and business signage to fit in with surroundings (Conservation Area GBC policy G7)
